    Hi! In your experience, does it make more sense to increase the commission we’re paying brokers to 3% OR Would we get more bang for our buck by lowering price of apartment?

    Also: if we decide to increase the commission, does anything go out to all the brokers letting them know that there has been an update to the commission in RLS? Many thanks!

    Great question. In my opinion a price reduction gets more attention and arguably offers more exposure, since many search websites and broker software systems will automatically send out price reduction notifications to buyers and brokers. There is no comparable automatic exposure mechanism when increasing the buyer agent commission, as there’s no way to identify and contact the buyer agents who may have viewed your listing before but ignored it because they weren’t happy with your offer of compensation.

    Assuming your listing agent has already offered a reasonable buyer agent commission in the MLS, it’s always better to lower your home’s listing price vs increasing the buyer broker’s commission.
