About Hauseit

Hauseit is a reduced commission platform for buyers and sellers, established in 2014. Our platform provides alternative commission structures for sellers who are unable or simply unwilling to pay a traditional 6% broker commission.

A Hauseit Flat Fee Listing, also known as an Assisted FSBO, is designed to facilitate co-broking and cooperation between buyer’s brokers and sellers who are willing to pay a buyer’s agent commission but who are not willing to pay a percentage commission to a traditional, full-service listing agent.

What Is a Hauseit Flat Fee (Assisted FSBO) Listing?

Through a Hauseit Assisted FSBO Listing, a seller pays us a small, flat-fee to list her or his property on the MLS and dozens of major real estate websites including Zillow, Realtor.com and StreetEasy in NYC. Inquiries are relayed to the seller, and the seller is responsible for handling all facets of the transaction including but not limited to:

  • Conducting open houses

  • Scheduling and handling private showings

  • Liaising with buyers and buyer’s brokers

  • Responding to inquiries and answering questions

  • Receiving offers and negotiating

  • Reviewing and submitting the board package, if applicable

The Flat Fee Listing Service is designed to facilitate cooperation between buyer’s brokers and sellers who are willing to pay a buyer’s agent commission but who are not willing to hire a traditional, full-service and full-commission listing agent.

A seller utilizing Hauseit’s Assisted FSBO Listing Service chooses a buyer agent commission percentage which is then listed in the MLS.

For NYC homes, we list in both RLS (REBNY Listing Service) as well as the OneKey MLS and co-broke with fellow members of the Real Estate Board of New York, the Long Island Board of Realtors and the Hudson Gateway Association of Realtors.

For homes in Long Island and the Hudson Valley, we list in the OneKey MLS and co-broke with members of  the Long Island Board of Realtors and the Hudson Gateway Association of Realtors.

For homes in South Florida, we list in the South East Florida MLS (Miami MLS) and co-broke with all members of MIAMI REALTORS.

Does Hauseit Co-Broke?

Yes. At Hauseit, we are committed to cooperating and co-broking with buyer’s agents. Hauseit LLC is a Licensed Real Estate Broker in New York and a member of the Real Estate Board of New York (REBNY) and the Long Island Board of Realtors (LIBOR). Hauseit Group LLC is a member of The MIAMI Association of Realtors (MIAMI).

All Hauseit properties are listed in the local MLS and co-broked with member agents.

How Much Commission Do You Offer to Buyer's Agents?

The specific buyer agent commission being offered is determined by each seller individually. Therefore, exact co-broke commission percentages vary by listing.

REBNY members may look-up the buyer agent commission on a specific Hauseit listing by accessing RLS data through Nestio, RealtyMX, OLR (OnLine Residential), Perchwell, RealPlus, BrokersNYC or your brokerage company’s proprietary software.

Members of the Long Island Board of Realtors and the Hudson Gateway Association of Realtors may look-up the buyer agent commission on a Hauseit listing by searching in the OneKey MLS.

Agents in South Florida may look-up the buyer broker commission information for a Hauseit listing via Matrix.

What Is the Commission Structure on a Hauseit Listing?

A Hauseit Assisted FSBO seller saves all 6% in broker commission if a buyer is unrepresented, as there’s no percentage commission payable at closing.

If a buyer is represented, the seller pays the buyer’s broker the percentage commission she or he agreed to offer in the MLS when originally listing.

Am I Allowed to Communicate and Negotiate Directly With the Owner?

Yes. If you are a buyer’s agent representing a prospective purchaser on a Hauseit listing, we grant consent as the Exclusive Listing Agent for you to communicate and negotiate directly with the owner.

How Do I Submit an Offer?

If you’re already in touch with the seller, please email your client’s offer directly to the seller. Alternatively, please email your buyer’s offer to listings@hauseit.com and we will forward it to the seller. In either case, you will communicate and negotiate directly with the seller.

I Don’t Like This. What Can I Do?

We understand that it’s frustrating as a buyer’s agent for you to stumble upon a FSBO seller who refuses to cooperate or offer you a buyer broker commission. We also agree that it’s equally frustrating to represent a buyer in a FSBO transaction since there’s no contractual assurance that the seller will make good on her or his promise and actually pay your commission.

At Hauseit, our Assisted FSBO Listing Service is directly designed to alleviate these risks and frustrations by encouraging cooperation and contractual co-broking between buyer’s agents and sellers who are willing to pay a buyer agent commission.

We’re confident that you’ll also agree that this model is much more effective for you and your buyer compared to the alternative: dealing directly with a FSBO listing which is not listed in the MLS, meaning you have no contractual assurance of actually being paid a commission at closing for all your hard work.
