How to List on the OneKey MLS for Free

You can list your home on the OneKey MLS for free with a Hauseit Assisted FSBO Listing. Our DIY listing service at Hauseit is similar to a Flat Fee MLS Listing, with the difference being that you don’t owe any money upfront.

Most Flat Fee MLS companies charge hefty upfront fees or a recurring monthly fee as well as hidden surcharges for things like making changes to your listing or uploading additional photos to the MLS.

At Hauseit, we don’t charge any money upfront. Nor do we take any credit card information when you sign up. Moreover, we do not surprise you with hidden charges for editing your listing.

So how do we get paid? We do charge a small flat fee, if and when you close on the sale. Our simple and transparent flat fee (currently $199) does not increase based on how many photos you’d like to upload to the OneKey MLS, nor is it based on how many months you keep the listing active.

If you de-list, if your home doesn’t sell, or if you cancel with us and hire another agent, you don’t owe us a penny. This is far more attractive than your typical Flat Fee MLS company which charges a hefty fee upfront which is non-refundable regardless of what kind of outcome you have using their listing service.

What Is a Flat Fee MLS Listing Service?

A Flat Fee MLS Listing Service is an economical way to gain the marketing reach and exposure of a traditional MLS listing while also achieving the same level of control and potential savings of a FSBO listing.

At Hauseit, we comprehensively list your home in the MLS and on all major real estate websites. This gives your listing the same reach it would achieve being listed by a traditional, full-commission realtor, but for a fraction of the price.

Unrepresented buyers will see your listing online on major consumer facing real estate websites. Agents who represent buyers will see your listing in the MLS.

With a Flat Fee MLS Listing, all leads and inquiries pertaining to your property are forwarded your way. This allows you to follow-up with interested parties and control the overall process exactly as you would if you were selling FSBO.

In essence, once you receive a lead, you assume the role of the listing agent and handle whatever comes next. Naturally, this includes answering questions from interested parties, coordinating viewings, running open houses, analyzing offers, negotiating and conducting the pre-closing walkthrough.

Buying a replacement property in NYC, Long Island, the Hudson Valley or South Florida? Consider requesting a Hauseit Buyer Closing Credit to reduce your closing costs.

You can save up to 6% with a Flat Fee MLS Listing if your buyer is unrepresented. In which case, the only thing you’d owe would be the nominal flat fee charged by your MLS listing broker. This is usually no more than a few hundred dollars.

If your buyer is unrepresented, you’ll only owe whatever buyer agent commission percentage you elected to offer. For example, 1.5%, 2%, 2.5% or 3%. You choose what commission rate to offer at the time of listing.

Why Is Listing on the MLS Important?

Listing on the MLS is important because over 75% of buyers are represented by buyer’s agents, and these brokers typically only show MLS-listed homes to their clients.

Why? It’s because a listing in the MLS offer buyer’s agents a contractual guarantee of getting paid if a buyer client actually purchases the property. This is not the case for a FSBO listing. FSBO sellers don’t exactly have a stellar reputation for upholding their promises of paying commission.

Keep in mind that most agents only close a handful of deals per year, so why would an agent risk losing out on one of their only commission checks this year by showing a FSBO listing?

As a result, most serious buyer’s agents won’t even consider showing a FSBO listing to a client. But an even bigger issue is the fact that most buyer’s agents don’t actually see FSBO listings since they’re not in the MLS to begin with. But even if a buyer’s agent happens to stumble upon a FSBO listing on Zillow, she or he will still be unlikely to show it to a buyer due to the lack of contractual protection regarding commissions.
